Real Estate Market Report...

The Richfield real estate market has settled and stabilized lower in both price and buyer activity.

The high priced market of 2006 and into 2007 was unsustainable and found many sellers priced to high and unable to sell. Buyers found themselves unable to qualify under the tighter loan requirements that followed the 'free for all' mentality of the lending industry during the past few years.

While foreclosures are few and far between, the widespread tightening of available loan funds pushed our local market down into a buyer's market.

Buyers, if you have been patient and careful with your credit, it's your time! Interest rates are still low, and should remain good for some time.

Sellers, many of you are priced way over the market. Our Central Utah area will soon be declared a 'Declining Market' if you don't make adjustments to your prices. A 'Declining Market' results in increasing interest rates for our area. Loans will require more cash down - all to help stimulate the sale of loans in the secondary investment market. If you put your property in top selling condition and get better advice on pricing, you'll see a successful sale this spring or summer.
